Home loans & reverse mortgages

The right loan for where you are in life.

Purchase loans, refinancing, home equity, and reverse mortgages for California homeowners. As a mortgage broker, we compare programs from multiple lenders on your behalf and explain every option in plain language.

Start a conversationHow it works

The best loan is not always the lowest advertised rate. It is the one that fits your plans, and you should understand it completely before you sign.

Wave Crest Financial Group, serving California homeowners since 2001

How we work

One broker, many lenders, and a clear answer.

01

Tell us your goal

Buying, refinancing, tapping equity, or planning for retirement. We start with what you want the loan to do, not with a product we need to sell.

02

We shop the market

As a broker we compare programs and pricing from multiple wholesale lenders, then show you the options side by side with the full costs in writing.

03

We stay through closing

The same team handles your file through appraisal, underwriting, and funding, and returns your calls along the way.

Purchase loans

Buy a primary home, second home, or investment property

Conventional, government-backed, and jumbo financing for homes across coastal Southern California. We get you pre-approved before you make an offer, so sellers and their agents take you seriously.

  • Conforming and high-balance loans sized for Orange County price points.
  • Jumbo financing for homes above the conforming loan limit.
  • Second homes, vacation homes, and one-to-four unit rental properties.
  • Self-employed or retired? Ask about asset-based and rental-income (DSCR) qualifying.

Refinance & home equity

Lower your rate, change your term, or put equity to work

A rate-and-term refinance can reduce your payment or shorten your loan. A cash-out refinance or home equity line can fund a renovation, consolidate higher-interest debt, or cover a major expense.

We run the break-even math with you first, so you know how long it takes for the savings to cover the closing costs before you commit.

Reverse mortgages

Our specialty since 2001, for homeowners 62 and over.

A reverse mortgage turns part of your home's equity into cash without a monthly mortgage payment. You keep the title and stay in your home. We have been explaining these loans to California families for more than 25 years, in plain language and with no pressure.

HECM

The standard reverse mortgage

Insured by the FHA and the most common option. Take funds as a lump sum, a line of credit, monthly payments, or a mix. You will never owe more than the home is worth when the loan is repaid.

HECM for Purchase

Buy your next home

Combine a down payment, often from selling your current home, with a reverse mortgage on the new one. Move closer to family or onto a single level without taking on a monthly payment.

Jumbo reverse

For higher-value homes

Many coastal Orange County homes are worth more than the FHA limit. Private jumbo programs can lend against higher values. We compare them side by side with a HECM.

What to know before you apply

  • The youngest borrower must be 62 or older and live in the home as a primary residence.
  • You remain responsible for property taxes, homeowners insurance, and upkeep.
  • Independent HUD-approved counseling is required before you apply. We help you arrange it.
  • The loan is repaid when the last borrower sells, moves out, or passes away. Remaining equity goes to you or your heirs.

What a loan costs

Every loan has costs. You get them in writing on a Loan Estimate before you commit, and we walk you through each line.

Rate and points

Your rate depends on credit, down payment, loan type, and the market. Points can buy the rate down; we show you both ways.

Lender and broker fees

Origination and processing charges, disclosed up front so there are no surprises at closing.

Third-party closing costs

Appraisal, title insurance, escrow, and recording, paid to outside providers.

Mortgage insurance

Required on FHA loans, reverse mortgages (HECM), and conventional loans with less than 20% down. We explain when it can be removed.
